Whether they are individual developments at the edge of a mall, in a greenfield, brownfield, a downtown or a complete Town Center, they involve an interdependent mix of uses that must each succeed on their own, while synergistically adding appeal to the other component.
For example, the retail store mix has to succeed on its own, and it also must add appeal to and service the anticipated residents and users of the mixed-use development--whether they are condominium owners, office workers, senior housing residents, hotel guests, theater goers or other patrons. The market analysis for mixed-use developments, therefore, must look at each sector of the development separately – as well as how all of the components interrelate and complement each other to attract and serve all of the targeted consumers.
Because mixed-use and master-planned communities can seldom support the desired retail mix alone, the analysis must consider not only serving the residents and consumers on the premises, but how to attract consumers from other areas.
